There is no limit to this service as we have our own architect who can design your extension/loft conversion and arrange planning permission applications and building regulation compliance.

We offer two scales of service for HMO Liaison, in both cases will liaise with the HMO Team in The Environment Department who we know well as we have worked with them on many properties. We can meet and accompany the HMO inspectors as they inspect your property. From this meeting and the resulting documents, we can arrange for any necessary works to be carried out and schedule the re-inspection. Or we can source and arrange for contractors to quote directly to you for you to select and project manage the works and re-inspection. We appreciate how important a good agent is when letting your property or maintaining your portfolio of properties. We offer two options: Let Only and Full Management.
With both packages we accompany all viewings, and more importantly SELL the property to the tenant/s. Once a tenant is interested we will talk to you to check you are happy to proceed with the tenancy. If you are, we will arrange all the credit checks and if necessary guarantor forms to be completed and either handed over to you for the Let Only option or held in our database for the Managed Property option. With Student lets we will also find quality applicants and collect guarantor forms. Prepare tenancy agreements and collect one months rent as a holding fee.
We would strongly advise you have an inventory report completed which will protect you in the event of any dispute at the end of the tenancy.
This is particularly attractive to landlords who do not wish to be personally involved in the day to day management. This includes all the features of Let Only service plus we offer a 24/7 service to your tenants. We will liaise with tenants regarding all issues of maintenance and repair. A unique cost effective service we offer is that when a call comes in regarding a maintenance issue, boiler not working , washing machine not switching on ....... we won't just call out a trades person, we personally go out and 80% of the time we will be able to sort out the problem. Saving you money on unnecessary call out fees. Obviously if we cannot fix it we can either use your trades people or ours which ever you prefer.
When your tenants move in we will deal with meter readings and informing the utility companies, this also applies on check out. We also carry out house inspections to maintain contact with tenants and to confirm that the condition of the property is maintained. We deal with issues immediately. And most importantly we collect the rent. If we have a problem with rent being paid, we won't just write a letter and hope for the best, we have a strict policy with our tenants.
